WHY IS THERE A TOP TEN?
We could have a top 100 but you would become a little overcome by the sheer drag of looking at 100 property profiles.
So we produce what we consider to be the Top Ten properties we have selected for the current month. Some of the properties stay on the Top Ten list for longer than a month until a property offer comes along that we rate higher than the current selection for the type and location.
Location is the top priority. Capital gain creates wealth.
Twelve years ago we selected North Lakes and Springfield as two highly potential locations.
Quality – Investors seeking sustained capital growth through the period they hold the property and cannot afford to take the risk of investing in a cheap build, boring appearance, poor or no landscaping with tenants not respecting the property.
Our mission is to set the direction for our clients and ensure that they make informed choices. We therefore only work with builders with a reputation for quality owner/occupier standards and specifications
Making the property an attractive fit for the street is achieved through façade and general layout on the site with additional landscaping above that normally provided in an investment property.
We insert a clause in the rental agreement related to the responsibilities of the owner and the tenant with regard to lawn and garden maintenance. A landscape gardener visits the property at least twice a year to determine what needs to be done to maintain the required standards.
The investor sometimes pays a little more but in exchange receives higher rent and of course the end benefit of a better price when sold. We say to our clients “ make it the best house in the street – not the worst”.
The owner and the tenant are both proud of the residence and contribute to sustained capital growth.
Rental Yield – Rental demand and tax allowances can contribute up to 90% of the cost of the investment. Rental demand is currently very high however we research current vacancy rates and history of the location for rental vacancy rates. Locations or estates where the percentage of renters exceeds 30% are not recommended. These days a yield of 5% is pretty much the minimum.
Our location test consists of at least 13 major factors influencing property values and their rents.
